RENTAL: bookings are made through Versilia Villas on behalf of the owner of the property at the price advertised.
BOOKINGS: these booking conditions confirm the terms of contract which automatically come into force at the moment of the payment of the deposit to Versilia Villas. You will be accepting these conditions on behalf of all members of your party and you must inform them of these.
PAYMENT: after confirmation of the availability of the property, the Client must pay a 30% deposit on booking, within 5 days. The balance is payable 10 weeks before the arrival date. If a booking is made 10 weeks or less before the arrival, full anmount is required. Versilia Villas reserves the right to regard the booking as cancelled if the full payment is not received in time and shall be entitled to retain any deposit paid.
BOOKING PERIOD/PRICES: the minimum booking period is generally one week, from Saturday to Saturday, except different indications contained in the property listings. Rental rates are per week and per lodging. Versilia Villas reserves the right to modify the prices in the price list, in the event of considerable fluctuation with the exchange rates.
ARRIVAL & DEPARTURES: arrivals: Saturday, between 15.30/16.00 and 19.00 hr; departures: Saturday, between 08.00 and 10.00 hr. Every changement concerning the arrival date/time or departure must be notified to Versilia Villas at least 3 days in advance. In case of unforeseen delay on the Saturday of the arrival the Client must call Versilia Villas office (tel. +39 0584 67 917, open from 15.00 to 19.00 hr). Late arrivals are very difficult to be arranged and the keyholder may reserve the right of asking for an extra fee, depending on the single case.
UPON ARRIVAL: on arrival the Client must present his rental voucher as well as his passport or identity card to the keyholder or Versilia Villas agent (to enable them to proceed with their registration, in accordance with the Italian legal requirements), and must pay the security deposit.
SECURITY DEPOSIT: a security deposit as stated in the price list must be paid (in cash) upon arrival to the keyholder or Versilia Villas agent. This deposit will be refund at the end of the holiday unless any deduction has to be made for damage caused to the property or for any additional costs that were not included in the rental rate. The keyholder or Versilia Villas agent can refuse access to the property if the security deposit is not handed over. Should the Client decide to leave the property prematurely, the keyholder or a Versilia Villas agent are authorised to refund the deposit to the Client by post (unless any deductions have to be made for damages) and only after having controlled the property in question.
NUMBER OF PEOPLE: only the number of people whose presence has been registered on the rental voucher may use the property. The number of people (adults and children) must not exceed the number of sleeping places indicated in the web pages, except in the case of infants (less than 2 years old). Any change must be agreed with Versilia Villas. Should the keyholder or Versilla Villas’ agent find more people than those stated, it is totally up to his discretion to ask the client to vacate the property. No camping is permitted on the property grounds.
CLEANING/HEATING: generally the final cleaning is included in the rental rates; the client is however responsible for leaving the house clean and in order. The final cleaning, in fact, does not include the cleaning of the kitchen (such us dirty dishes…) nor the removal of rubbish, which are Client's responsibility. If this has not been done, the keyholder or a Versilia Villas agent are obliged to charge an additional fee. The use of heating is controlled by regulations which vary from region to region. As an indication, heating appliances may be switched on between November and April.
OUTDOOR UPKEEP: The keyholder or his representative reserve the right to have free access to the property for essential upkeeping purposes (garden, swimming-pool,…).
SWIMMING POOLS: sw. pools are not open all year. If your rental period is not included in the period that goes from 28th  May to 1st October, please check with us if the pool can be opened. Sw. pools are not enclosed with fences and there are no lifeguards. Clients’ use of the sw. pool is at their own risk. Neither the property owners nor Versilia Villas and its agents assume responsibilities for use of the sw. pools.
VALUABLES: valuables left at the property are the clients’ responsibility. Neither the property owners nor Versilia Villas are responsible for their possible losses.
BEHAVIOUR: the client is responsible for the correct and decent behaviour of his party. Should the client and his party behave in a manner that is not acceptable by civilised standards, the keyholder or Versilia Villas agent will ask the client and his party to vacate the property.
CANCELLATION BY CLIENT: All cancellations must be notified to Versilia Villas in writing; cancellation fees are as follows: length of time before arrival when we receive your cancellation in writing:
- 8 weeks or more before arrival - lose deposit
- 3 weeks or more before arrival - 50%
- less than 3 weeks before arrival - 100%
- no reimbursement after such terms
CHANGES OR CANCELLATION BY Versilia Villas: though it is unlikely that we will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you as soon as possible. If for any reason beyond our control we are unable to provide you with the property you have booked we reserve the right to transfer you to a similar property. If however no agreement can be reached, Versilia Villas will refund you only the amount paid to us for the property; no other amounts are due.
INSURANCE: we strongly suggest you purchase a travel insurance policy to protect you and your party during your holiday. The insurance should include coverage against trip cancellation. Please contact your travel agent or insurance broker about this, or visit the following web site www.travelex.com.
COMPLAINTS: Versilia Villas has visited and checked each property. The descriptions appearing in our web pages are accurate and compiled in good faith. Versilia Villas, however, declines all responsibility for any modifications made by the owners without its knowledge. We also do not accept responsibility for the break down of the supply of water, gas or electricity, nor sw. pools filtration systems, though we will do our best to solve these problems. Any complaint during the course of the rental period must be notified immediately by telephone to the Versilia Villas office staff. The Client must give Versilia Villas the time necessary to resolve the problem. Complaints received at the end of the stay will not be taken into consideration and no refunds will be given.
JURISDICTION: In the unlikely event of controversies for which an amicable settlement cannot be found, the Court of Lucca (Italy) will be competent and Italian law applied.
IMPORTANT INFORMATION FOR ALL CLIENTS:
The properties that Versilia Villas offer are not official tourist structures, such as hotels, residences, etc. but private houses. As such, they do not have standards or categories that are internationally recognised; the evaluation (in stars) given to each house is based on the judgement and experience of Versilia Villas in the field of holiday homes. The properties reflect, in their architecture and furnishings, the local traditions and the personal taste of the owner.
This is precisely the kind of holiday that Versilia Villas offers: the chance to partake in the culture of the area chosen, living for a few weeks in the same surroundings as an inhabitant would. In order to live this experience in the right spirit, it is important that the Client accepts the differences in the properties Versilia Villas offers in comparison with those where he normally lives. Versilia Villas cannot however exclude the possibility that these differences can sometimes result in minor inconveniences - due to the particular nature of its architecture and of traditions in the area - but which cannot be accepted as complaints.
